Abu Dhabi Housing Authority has introduced a new service for residential lands exchange among citizens.
This is in response to their desire for family cohesion and social bonds.
The residential lands exchange service allows eligible citizens to replace their previously granted residential lands with lands owned by other citizens.
Or with available residential lands managed by the authority.
Key points About the New Residential Lands Exchange Service:
Eligibility Criteria:
- The land intended for replacement must be residential and undivided.
- It should be free from construction (except for existing fences, if any).
- There should be no impediments to construction except for the absence of infrastructure services.
- No legal or regulatory obstacles or third-party rights should exist.
Purpose and Benefits:
- The service aims to meet citizens’ housing needs, fostering family closeness and enhancing social ties within the Emirati community.
- It aligns with Abu Dhabi Housing Authority’s goal of providing diverse housing options within integrated communities that support citizens’ well-being.
Application Process:
- Eligible citizens can submit a request for land replacement through “Abu Dhabi Housing” mobile application.
- Both parties interested in the exchange can visit any Abu Dhabi Housing Authority center together to complete the process.
- After approval, any applicable fees can be paid according to the prevailing regulations at the Abu Dhabi Real Estate Center.
Important Considerations:
- If either party benefits materially from the exchange (e.g., receives compensation), the approval is canceled.
While maintaining legal, civil, and administrative responsibilities. - The replaced residential land must be used solely for housing purposes by the owner and their family.
Renting it out or using it for investment purposes is prohibited. - The status of the replaced land remains unchanged; no conversion from grant land to tradable land.
